Accessing your property

Q: I recently flew to Brisbane for a work convention and thought I would take the opportunity to look inside my rental property that I purchases some years ago. I duly telephoned my property manager and informed her of my intentions only to be told that I could not enter.

A: I understand your concerns; however there are certain timeframes (different in most states) you must give a tenant before entering to inspect a property. In Queensland for example legislation says that you need to give a tenant 7 days notice in writing to enter a dwelling and then add on 2 days for postage. So if your property were located in Brisbane for example you would need to tell your agent know of your impending date at least 10 days prior to your arrival. Just another reminder; legislations also deems that you are not allowed into your property to inspect more than four times per year. The reason is to ensure the “quiet peace and enjoyment” of the tenant. Notification periods are different each state so I suggest you check with your managing agent.
